What is ISO 41001?

Definition

ISO 41001 is the international standard that specifies requirements for a facility management system. It sets out how an organization plans, delivers, measures and improves the facility services that support its core activities, using the common ISO management system structure. Organizations can be certified against it by accredited bodies.

What it is

ISO 41001 treats facility management as a managed system rather than a list of services. It asks the organization to understand the needs of the people and activities it supports, set objectives for facility services, and measure whether they are met.

It follows the common ISO structure of context, leadership, planning, support, operation, performance evaluation and improvement, which makes it compatible with ISO 9001, ISO 14001 and ISO 50001.

The standard does not prescribe how to maintain a chiller or clean a floor. It asks for evidence that services are planned, delivered and improved.

Who it applies to

In-house facility teams and outsourced facility management providers in any sector, including healthcare, education, airports, public estates and commercial real estate. It is voluntary.

Outsourced providers often use it to show clients a consistent way of working across many sites, while in-house teams use it to align facility services with the goals of the wider organization.

What evidence it needs

Auditors look for objectives, performance measures and records that show the system works.

  • Service level objectives and performance indicators
  • Operational records for facility services
  • Records of incidents, corrective actions and closures
  • Management review and improvement evidence
