What is ASHRAE 188?
ASHRAE 188 is the ASHRAE standard Legionellosis: Risk Management for Building Water Systems. It requires covered buildings to have a water management program that identifies hazardous conditions, sets control measures and limits at defined locations, monitors them, takes corrective action when limits are not met, and documents the results.
What it is
ASHRAE 188 was first published in 2015. It sets minimum requirements for managing the risk of Legionnaires' disease associated with building water systems, including potable water, cooling towers, decorative fountains and other devices that can spray water.
The core of the standard is a water management program run by a program team. The team describes the water systems, analyzes hazards, sets control locations and limits such as temperature or disinfectant residual, monitors them, and acts when they drift.
The program must also confirm that it works, through verification that it is being carried out and validation that it is effective.
Who it applies to
Building owners and managers of covered buildings, especially healthcare facilities, hotels, senior living, large multi-story buildings and sites with cooling towers. It is referenced by CMS and many health authorities.
How it is measured
Monitoring evidence is at the heart of the standard.
- Temperatures at the control points the program names
- Flow or turnover where stagnation is a risk
- Records of excursions and corrective actions
- Verification and validation records
How Aqueduct helps
Aqueduct supplies continuous temperature and flow records at the control points your program names, flags excursions, routes fixes and retains the evidence. The program team owns the program.
- aQ WaterGuard temperature and flow sensing at named control points, refreshed every 60 seconds
- Excursions against your control limits flagged and routed into your CMMS
- Stagnation detection from low or no flow in outlets and branches
- aQ Assurance records retained for survey and program review
